Terms of Occupancy

Please Read

By returning the accompanying contract, with the security deposit you are accepting the conditions set out below. Your security deposit is always $250.00 unless you are renting for a month or longer and it will be a month’s rental. Nevada County requires us to collect 10% of the rental amount for a Transient Occupancy Tax on any rentals less than 30 days. The security deposit is held as a reservation guarantee/damage deposit and is therefore not applied to your rental payment. The home will be inspected after your departure and a refund will be sent within 21 days of departure.

FULL PAYMENT: Payment in full is required 14 days prior to occupancy of the home. We will gladly accept personal checks, but any payment within the 14 day period prior to occupancy must be in cash or bankers draft.

CHECK-IN/CHECK-OUT TIMES: Check-in time is 2pm and check-out time is 11am. Early check-in or late check-out can be arranged in advance. Early check-in will only be possible if the home is vacant and cleaning has been completed. Keys will not be given out until the home is ready for occupancy. Should keys not be returned at check-out time there will be a $25.00 late fee, and any associated costs, applied.

LATE ARRIVAL: If you will be arriving after normal office hours or on a holiday, please pre-arrange a key pick-up with the rental agent.

CANCELLATION POLICY: Cancellation must be received 14 days prior to occupany for a deposit refund. Should cancellation occur within 14 days of occupation the security deposit shall be held. Every effort to re-book the property will be made and should the property be rebooked, a full refund will be made.

MAXIMUM OCCUPANCY: The maximum number of occupants for the home you are renting appears on the property description. A reservation will not be booked for more occupants than the homeowner has established as the maximum number for their home. Parties and receptions are a violation of the maximum restrictions unless otherwise pre-arranged with the rental agent. VIOLATION OF THE MAXIMUM OCCUPANCY RESTRICTIONS WILL RESULT IN DEPSOT FORFEITURE AND POSSIBLE EVICTION.

HOMEOWNER ASSOCIATION REGULATIONS: These homes fall under Homeowner Association Regulations. A copy of these regulations are in the home for you to read. Renters are required to adhere to these regulations pertaining to parking, pets, noise, etc. and familiarize themselves with these regulations.

USE OF FACILITIES: Unfortunately, the Association Regulations do not allow for tenants to use the golf course, put a boat on the lake unless it is registered to an owner, or play tennis on some of the courts, unless accompanied by an owner.
